West Yellowstone is a small town of about 1,272 year-round residents that serves as the west gate to Yellowstone National Park, so its building stock is heavy on motels, cabins, employee housing and second homes. Many of those buildings sit empty or lightly heated for part of the year. That combination of long winters and intermittent occupancy is the backdrop for nearly every mold call we take from the area.
Mold in West Yellowstone rarely comes from a leaky pipe alone. It comes from the climate working on the building for months at a time.
Roofs carry a load for half the year. Peak snowpack of 3.5 to 4 feet means repeated freeze-and-thaw cycles at the eaves, which build ice dams that force meltwater under roofing and into attic insulation and wall tops.
At that temperature, any warm indoor air that leaks into an attic or an exterior wall cavity condenses immediately on cold surfaces. Bathroom fans vented into the attic instead of outdoors are a common culprit in older cabins.
A short, cool summer gives wet materials less time to dry out before the next winter. Sheathing that got wet in March may still be damp in September, and that is enough for growth to continue.
Motel rooms, cabins and second homes are often shut down with heat turned low and no air movement. Humidity from snowmelt and ground moisture has nowhere to go. A room that was fine in October can be stained by the time it opens in spring.
MSU Extension recommends keeping indoor relative humidity under 50% and calling a professional once visible growth exceeds about 15 square feet. In West Yellowstone, that threshold is crossed quickly in an attic or a block of unheated rooms.

West Yellowstone is about 89 miles and roughly 1 hour 48 minutes from Bozeman, so we plan trips rather than drop in. Send photos and a description through the quote form and we will reply the same day with a preliminary scope. We then group the inspection and the work into as few trips as possible, and we can often schedule around your off-season or a lodging turnover gap.
Yes, and that is usually the best window. Lodging properties in West Yellowstone tend to have the same problem in several rooms, so we scope the whole building, contain each affected unit, and run HEPA air filtration while the property is closed or partially closed. You get one written scope covering every room rather than piecemeal repairs.
Cold outside air is dry, but your warm indoor air is not. In a town with snow on the ground from November to May and January lows near 0°F, warm moist air leaks into the attic and condenses on the underside of the roof deck. Heavy snowpack also causes ice dams that push meltwater back under shingles. Both wet the sheathing and insulation, and mold follows.
Other mountain and river communities we reach on the same US 191 and US 287 corridors.
