Mold inspection and testing
Moisture mapping and air or surface sampling for seasonal homes, purchases and rental documentation. Results in writing.
Learn more →Ennis is a Madison River town where a large share of homes are fly-fishing cabins and seasonal residences that sit closed for months at a time. We provide mold inspection, testing and remediation for Ennis homes and rentals on a scheduled-trip basis, with a written scope before work starts.
Get a Free QuoteEnnis has about 917 full-time residents, but the number of houses tells a bigger story. The Madison River draws anglers from across the country, and many cabins, lodges and second homes in Madison County are used for a season, then shut tight for the winter. That rhythm, more than any single leak, causes most of the mold we see in Ennis.
Travel scheduling: Ennis is about 54 miles from Bozeman via MT 84 and US 287. We plan trips in advance, combine inspection and remediation wherever possible, and can work with your caretaker or property manager for access when you are not in town.
The Madison Valley is dry in summer. The problem is the other eight months.
A cabin that is closed from October to May has no ventilation and little heat. Ground moisture and snowmelt push humidity up inside, and every cold window, exterior wall and slab becomes a condensation surface. MSU Extension recommends keeping indoor relative humidity below 50%; an unattended cabin in winter routinely exceeds that for weeks.
Homes near the Madison River sit on ground that stays wet through runoff. Crawl spaces and slab-on-grade cabins wick that moisture upward. Spring flooding is a regional pattern across southwest Montana, with valley-wide warnings in April 2018 and record-level river flows in June 2022, and the Madison Valley is not exempt.
Across the Bozeman region, January lows average around 12°F with modeled humidity near 95% during the indoor condensation season. Lodges and newer cabins with tight envelopes hold that moisture in. Bathroom fans that vent into the attic, uninsulated plumbing walls and single-pane windows in older cabins are the usual failure points.
Rental cabins add one more consideration. Under Montana law (MCA 70-16-703), landlords who know of mold must disclose it, so owners who rent to anglers in summer have a reason to deal with winter growth promptly and keep records. For legal questions, speak with an attorney.

Ennis is about 54 miles from Bozeman via MT 84 and US 287, so we plan each trip in advance. Many of our Ennis clients are seasonal owners. Send photos through the quote form, we reply the same day with a preliminary scope, and we can coordinate access with a caretaker or property manager so the work happens while you are away. You receive the written scope and photo documentation either way.
Yes. A cabin closed up with the heat low has no air movement for months. Snowmelt and ground moisture raise indoor humidity, and any cold surface becomes a condensation point. Mold can establish on drywall, cabinetry and bedding well within a single winter. Opening the place up in May and finding a musty smell is one of the most common calls we get from Ennis.
If growth is clearly visible and the cause is obvious, testing is optional. Testing is more useful when you smell mold but cannot find it, when you are buying or selling, or when a renter has raised a concern. Montana law (MCA 70-16-703) requires sellers and landlords who know of mold to disclose it, so written test results can be valuable to keep on file.
