These are estimates built from national cost data, a 2022 Bozeman cost survey and the kinds of jobs we see in Gallatin, Park and Madison counties. Your written quote will be specific to your home.
| Job | Typical range |
|---|---|
| Mold inspection + air/surface sampling | $300 – $700 |
| Small contained area (bathroom, under 10 sq ft) | $500 – $1,500 |
| Basement (one area) | $1,000 – $4,000 |
| Crawl space | $1,000 – $3,500 |
| Attic (ice-dam related) | $1,500 – $5,000 |
| Water-damage + mold (burst pipe/flood room) | $2,000 – $6,000 |
| HVAC / ductwork | $3,000 – $10,000 |
| Whole-home / major | $10,000 – $30,000+ |
Per square foot of affected area, expect $10 to $25. Most Bozeman-area jobs fall between $1,000 and $4,000. A small bathroom corner can be as little as $500; a flooded basement with HVAC involvement can reach $10,000 or more. For reference, HomeAdvisor data compiled in 2026 puts the national average near $2,368 with a common range of $1,223 to $3,753.
Estimate your job
A rough range based on affected area and where the mold is. It is a starting point, not a quote. Measure the stained or visibly affected area, then add a couple of feet in each direction, since removal usually extends past what you can see.
Estimated range:
$1,000 – $2,500
Formula: square feet × $10–$25 × location factor, plus selected add-ons, $500 minimum. Contents removal, drying equipment and rebuild are extra.

What drives the price up or down
Square footage and spread. The single biggest factor. Mold on 8 sq ft of bathroom drywall is a half-day job. Mold across a 600 sq ft finished basement is a multi-day project with drywall, carpet and trim removal.
Material type. Hard, non-porous surfaces like tile, metal and sealed concrete can be cleaned. Porous materials like drywall, insulation, carpet pad and particleboard that stayed wet for more than two days usually have to be bagged and removed, then replaced.
Access. Crawl spaces with 18 inches of clearance, attics full of blown insulation and ductwork all cost more per square foot because the work is slow and protective gear is heavier. That is why our calculator uses a 1.15 to 1.6 multiplier for those locations.
Water source and drying. If materials are still wet, drying equipment runs for days before removal can finish. Jobs tied to a burst pipe or flood include that drying time. Jobs tied to condensation usually do not.
Containment size. A small closet needs a single plastic barrier and one air scrubber. A basement with an open stairwell needs full containment, a decontamination chamber and multiple negative air machines.
Testing. Pre-remediation inspection with air or surface sampling runs $300 to $700. Post-remediation clearance testing by an independent party adds $200 to $400. Both are optional on most residential jobs.
Rebuild. Remediation ends with clean, dry framing. Hanging new drywall, painting and replacing flooring is a separate line item, either from us or a contractor you choose.

Does insurance cover mold remediation in Montana?
It depends on what caused it. Most homeowner policies treat mold as a consequence, not a cause. If the mold grew because of a sudden, covered peril such as a burst supply line, a failed water heater or an appliance hose that let go, the mold cleanup is often covered, though many policies cap it at a few thousand dollars.
Mold from gradual or neglected conditions is usually not covered. That includes slow leaks that went unnoticed, chronic condensation, high humidity, groundwater seepage and ice dams that were not addressed. Flooding from rivers or snowmelt is excluded from standard policies entirely and requires separate flood coverage, which matters in Three Forks, Livingston and other floodplain communities.
Check your policy for a mold limit and an exclusion list, then call your agent before work starts. Take dated photos of the water source and the damage, keep every receipt, and ask us for a written scope your adjuster can read. We are happy to walk through what we found over the phone with them.
Montana has no state mold remediation license. Any price you compare should come with a written scope that spells out containment, removal and cleaning methods. If a quote is just a number, ask what it buys.
Cost questions we hear most
What is the average cost of mold remediation in Bozeman?
Most Bozeman-area jobs fall between $1,000 and $4,000. National data from HomeAdvisor puts the typical job near $2,400, with a common range of roughly $1,200 to $3,800. Small bathroom jobs can be as low as $500. Attics, HVAC systems and whole-home work push well past that. Square footage, material type and access drive the number.
How much does mold remediation cost per square foot?
Expect $10 to $25 per square foot of affected area in the Gallatin Valley. A 2022 Bozeman cost survey put it at $10 to $20, so a 100 sq ft area ran $1,000 to $2,000. Crawl spaces, attics and ductwork land at the higher end because of access, protective gear and the time it takes to work in tight spaces.
Does homeowners insurance cover mold remediation in Montana?
Sometimes. Mold caused by a sudden, covered event such as a burst pipe is often covered, though many policies cap mold at a set dollar amount. Mold from gradual leaks, humidity, neglected maintenance or flooding is usually excluded unless you carry flood insurance. Check your policy and call your agent before work starts, and keep photos of everything.
Is a mold inspection worth the $300 to $700?
It is when the answer will change what you do. If you smell mold and cannot find it, if a buyer or tenant needs documentation, or if someone in the home has respiratory symptoms, sampling gives you a baseline and a map. If you can see the growth and know the leak, skip the test and put the money toward the fix.
Why are quotes from different companies so different?
Scope. One company may quote cleaning the visible surface; another may include removing drywall two feet past the growth, containment, negative air, HEPA cleaning and drying equipment. Montana has no mold license, so nothing forces a common standard. Ask for the scope in writing and compare what is actually being done, not just the total.
Can I lower the cost of mold remediation?
Yes. Act fast, since mold that has only been growing for days is cheaper to remove than mold that has been spreading for months. Fix the water source first so the job does not repeat. Clear the area of belongings yourself to avoid contents handling fees. And ask whether the small, non-porous areas can be handled by you with detergent, as MSU Extension recommends for spots under 15 sq ft.
