With roughly 967 residents, Gallatin Gateway is the last town before US 191 enters Gallatin Canyon on the way to Big Sky. The community grew up around the Gallatin Gateway Inn, which opened in 1927, and a number of homes in and around town date from that same era. Others are much newer, built on acreage along the river bottom and up the benches.

That range of ages means no single mold story fits every Gateway house. We see century-old cellars with damp stone walls, and we see ten-year-old homes with tight envelopes and attic condensation. The first visit is about figuring out which story is yours.

Why mold shows up in Gallatin Gateway homes

Three local conditions explain most of the mold we find in Gateway-area homes.

The Gallatin River valley and a shallow water table. Homes near the river sit on alluvial ground that holds water through spring runoff. The Gallatin reached roughly 8,930 cfs in June 2022, and the entire valley was under a flood warning in April 2018. Even in a normal year, crawl spaces in the river bottom stay damp well into summer.

Homes from the 1927 Gateway Inn era. Houses built in the 1920s and 1930s typically have stone or early concrete foundations, dirt-floor crawl spaces and framing that was never treated. These homes were designed to breathe. Decades of added insulation, storm windows and weatherstripping have made them tighter than intended, and moisture that used to escape now condenses inside walls and under floors.

Montana’s cold-dry winter paradox. Outdoor air is dry, but a Bozeman-area January averages a 12°F low with modeled indoor-condensation-season humidity near 95%. Warm household air hits cold foundation walls, window glass and attic sheathing and leaves water behind. With 86 to 91 inches of snow a year, ice dams add roof leaks to the list. MSU Extension recommends keeping relative humidity under 50% and calling a professional once growth exceeds about 15 square feet.

Montana has no state mold remediation license. Ask any contractor about their training and whether they follow IICRC S520 guidelines. Our technicians do, and every job comes with a written protocol.

Gallatin Gateway mold questions

My Gallatin Gateway house was built decades ago. Is mold more likely?

Older homes are not automatically moldy, but they often combine original foundations with newer insulation and windows that trap moisture. Crawl spaces and cellars from that era were built to breathe. Once the house above is sealed tight, condensation and ground moisture have fewer ways out. An inspection with moisture readings will show whether that has turned into active growth.

Does living close to the Gallatin River raise my risk?

It can. Properties in the river valley tend to have a shallower water table, and the Gallatin ran near record levels in June 2022 and flooded valley-wide in April 2018. Even without surface water in the house, a damp crawl space in spring is common. The fix is usually drainage and a vapor barrier combined with removing whatever has already grown.
