Bozeman and the Gallatin Valley, plus Livingston in Park County and Ennis in Madison County. Same scopes, same containment, same written quotes wherever we go.

Four Corners sits over a shallow aquifer. Three Forks is mostly floodplain. Big Sky and West Yellowstone carry snowpack half the year. Livingston saw the 2022 Yellowstone flood. Each town page covers what we see locally and how we approach it.
Gallatin County
Our home base. Bozeman itself, with roughly 58,800 residents and nearly 45% of its housing built since 2000, gives us everything from sealed, energy-efficient subdivisions on the northwest side to pre-1970 homes in the historic districts with original windows and damp basements. Belgrade has grown 23% since 2020 and is full of newer bedroom-community construction. Four Corners, Gallatin Gateway, Manhattan, Churchill and Three Forks sit on the valley floor where groundwater and spring snowmelt drive crawl-space and basement calls. Big Sky and West Yellowstone are high-elevation resort towns where second homes sit empty for months and snowpack lingers into May. Bridger Canyon's rural, one-home-per-40-acres properties get around 350 inches of snow near Bridger Bowl and see ice dams every winter.
Park County
Livingston is 25 miles east over Bozeman Pass on the Yellowstone River. It is a railroad town incorporated in 1882 with 17 sites on the National Register, so older construction is the norm, and it is one of the windiest places in Montana, which drives moisture into siding and around windows. The June 2022 Yellowstone flood damaged 205 residences in Park County, with southeast Livingston hit hardest, and materials that stayed wet after that event are still turning up as mold calls. We cover Livingston and the surrounding Paradise Valley with the same scheduling as the Gallatin Valley.
Madison County
Ennis is 54 miles from Bozeman via MT 84 and US 287, on the Madison River. It is a fly-fishing town with a mix of year-round homes, seasonal cabins and lodging, and the same cold-winter condensation pattern as the rest of the region, plus riverside properties with high water tables. We schedule Ennis jobs in advance to make the drive worthwhile and bring everything needed for containment and removal in one trip.
